If you choose to explore working with us here’s what you can expect the process to look like. We follow this process to make it as easy as possible to figure out whether we are a good fit and whether we are likely to deliver exceptional results.
You Contact Us
You can initiate a conversation by calling us at 916-481-2600 or by using the form on the contact us page. When you reach out you are welcome to ask us any questions you want about our services and we’ll get you the answers you need, usually within 24 hours. Also, we need you to tell us your property address, how many units, the property occupancy, and where we can find your property online so that we can evaluate whether working together would be mutually beneficial.
If you emailed us through our contact page, we will reply via email, within 24 hours. If we need more information to help us determine if working together is a good idea, we’ll ask for the information at this time.
If we have not yet had a conversation, we will schedule one to learn more about your priorities. We’ll spend 20 to 30 minutes figuring out if our standard management offering will work for you or if something customized is needed. We can also answer any follow up questions you might have.
Based on what we have learned about your priorities and preferences, we will put together a formal proposal for you to review. This proposal will spell out results we intend to deliver for you which will include a formal proforma financial model. Also included in the proposal will be, the services we will provide in pursuit of those results and details about the financial investment you will make when hiring us to deliver those results. If we plan on working together, but our description of the working arrangement is not quite right, we will figure it out during this step and make the necessary adjustments before memorializing the relationship via a formal management agreement.
Formal Management Agreement or Consulting Engagement
Once you have accepted our proposal, you will return the signed management agreement to us.
Payment of Management Startup Fee
The proposal and agreement will spell out when we will start providing services to you. You will pay the Startup Fee three weeks prior to the agreed start date. This will allow us to make the necessary arrangements and lock in the start of your engagement.
Discovery Questionnaire and Onboarding Checklist
When you hire us for ongoing third-party property management services, we will send you a discovery questionnaire and onboarding checklist. These documents will walk you through the onboarding process and make it very easy for you to transition the management of the property. This step allows us to deliver outstanding results for you as quickly as possible.
We will report our progress on improving your property at least once each month. In the first two months, we will be communicating much more frequently so that you are confident your property is in good hands. We feel it is our job to keep you informed and that might mean we communicate more than you need. If you want us to dial it back, let us know. Whenever an issue is on your mind, you are invited to contact us for more information as often as you’d like.
